1. Booking and Payment

A booking is confirmed once:

  • A deposit or full payment has been received, and
  • Written confirmation has been issued by us

We reserve the right to refuse a booking at our discretion.

Payment terms:

  • A deposit of 30 % ] is required at the time of booking
  • The balance must be paid no later than 56 daysbefore arrival

If the balance is not received by the due date, we reserve the right to cancel the booking and retain the deposit.

2. Cancellation Policy

If you cancel your booking:

  • More than 1 day after booking the deposit may be retained
  • Less than 56 days before arrival → full balance may be payable

We recommend that guests take out appropriate travel insurance.

If we need to cancel your booking due to unforeseen circumstances:

  • You will receive a full refund of all monies paid

3. Check-in and Check-out

  • Check-in: from 3pm
  • Check-out: by 10am

Early check-in or late check-out may be available by prior arrangement only.

4. Occupancy

  • The maximum number of guests must not exceed [Insert number]
  • Only guests named on the booking are permitted to stay

We reserve the right to terminate the booking without refund if this condition is breached.

5. Guest Responsibilities

Guests agree to:

  • Keep the property clean and in good condition
  • Leave the property in a similar condition to arrival
  • Report any damage or issues promptly

You are responsible for any damage caused during your stay.

6. Damage and Breakages

We reserve the right to charge for:

  • Damage to the property
  • Missing items
  • Additional cleaning if the property is left in an unacceptable condition

7. Pets

  • Pets are not permitted at the property

8. Smoking

Smoking is not permitted inside the property.

9. Noise and Behaviour

Guests must:

  • Respect neighbours and the local community
  • Avoid excessive noise, especially at night

We reserve the right to terminate your stay without refund if behaviour is unacceptable.

10. Liability

We shall not be liable for:

  • Loss, damage, or theft of personal belongings
  • Injury or accidents during your stay, except where caused by our negligence

Guests use the property at their own risk.

11. Force Majeure

We shall not be liable for cancellations or changes caused by events beyond our control, including but not limited to:

  • Severe weather
  • Government restrictions
  • Utility failures

12. Complaints

If you have a complaint:

  • Please notify us as soon as possible during your stay
  • We will make reasonable efforts to resolve the issue promptly

13. Data Protection

We process personal data in accordance with our Privacy Policy.

14. Governing Law

These Terms and Conditions are governed by the laws of England and Wales.
